What we check before we recommend a contractor

Before we recommend a contractor, we confirm:

  • An active registration with the Pikes Peak Regional Building Department, which you can look up yourself at pprbd.org
  • A current certificate of insurance
  • At least three years in business
  • At least five real public reviews, and we read them
  • Enough crew or after-hours coverage to answer when you call

We also look at who owns the company, because you should know that before someone walks your basement.

Why a structural engineer is often the best first call

A lot of the time, the most useful first step is a structural engineer. An engineer is paid for the visit whether or not they find a problem, so their report gives you a neutral read on what’s happening and whether you need a repair at all. Look for a Colorado-licensed professional engineer (PE) who doesn’t also sell repair work, and check their license on the state’s DORA lookup before you book. You can take the report to any contractor, including one we recommend.

What we ask every contractor to agree to

  • Find and explain the cause before proposing a fix
  • Put the quote in writing, with the method, the number of piers or anchors, and the price per unit
  • Tell you plainly when a crack doesn’t need repair
  • Stay relaxed if you want an engineer’s report or a second quote first
  • Skip the same-day signing discounts

If a contractor we recommend doesn’t hold to this, tell us. We’d rather lose a contractor than send you to one who pressures people.

What happens when you call

Calls may be answered by an automated assistant, and calls are recorded. You’ll hear that before anything else. You can ask for a person at any point, or ask us not to record the call. We’ll ask what you’re seeing, where the house is, and how long it’s been going on. If it sounds like normal settling, we’ll say so. If a contractor visit makes sense, we’ll tell you who and how soon before you agree to anything.

When we can’t help

Sometimes we won’t have a vetted contractor who fits your job, or you’ll be outside our area. When that happens, we’ll tell you straight away, and we’ll point you to the PPRBD contractor lookup so you can find one yourself. We won’t make you wait on a callback that isn’t coming.
