What common Colorado Springs jobs cost

A bowing basement wall. Straps or anchors along one wall usually land between about $5,000 and $15,000, based on Colorado stabilization pricing.

A sunken 400-square-foot garage slab. Mudjacking comes to about $1,600 to $3,600. Foam lifting costs more, about $3,200 to $10,000, but it’s lighter and cures in minutes instead of a day.

What changes the price here

Depth to stable ground. Piers have to reach past the clay that swells and shrinks. Where that clay runs deep, each pier costs more to install.

How many piers or anchors. This is the biggest number on most quotes. Ask how the contractor arrived at the count.

Access. Tight side yards, decks and finished basements slow the crew down. Hard-to-reach piers can add $200 to $500 each.

Engineering and permits. Jobs that need a structural design can add $500 to $1,500 for engineering review, and structural work in El Paso County goes through the Pikes Peak Regional Building Department.

Season. Frozen ground can slow outside digging in winter, which can push a start date later. Interior and crawl space work carries on year round.

Why two quotes for the same house can be thousands apart

Foundation contractors often propose different repairs for the same house. One quotes eight piers and another quotes fourteen. One includes drainage work and another leaves it out. One prices in a transferable warranty and another offers nothing in writing.

Ask each contractor to write down five things: the method, the number of units, the price per unit, what’s included, and what they think caused the problem. Line the quotes up side by side and the gap usually explains itself. If it doesn’t, that’s the quote to question. An independent structural engineer’s report gives you a neutral baseline to measure every quote against.

What’s usually not in a foundation repair quote

Check whether yours includes these, because they often show up later:

  • Drywall, paint or trim repair inside the house after it’s lifted
  • Replacing landscaping, a patio or a walkway removed to reach the foundation
  • The structural engineer’s report
  • The PPRBD permit fee
  • Drainage fixes like downspout extensions or regrading
  • A plumbing check after lifting, since moving a house can stress pipes under it

Paying for a foundation repair

Many contractors offer financing through outside lenders. A $12,000 repair spread over 60 months works out to about $200 a month before interest. Read the terms closely on any “no interest” offer: with deferred interest, if the balance isn’t paid off by the end of the promotion, the interest can be charged back to the first day.

Before you finance anything, make sure the cheap fixes are done. Downspouts, grading and sprinkler heads cost very little and sometimes stop the movement on their own.

Is a $30,000 foundation repair quote normal in Colorado Springs?

It can be, for a large pier job. Ten piers at $3,000 each is $30,000 before permits and engineering. What matters is whether the count is justified. Ask how many piers they’re quoting, why that number, and what they think caused the movement. Then get a second quote and, ideally, an independent engineer’s report before you sign.

Why don’t foundation repair companies publish their prices?

Most say every house is different, and that’s partly true, since soil depth, access and the number of piers change the total. The price per unit is much more predictable, though. Any contractor should be able to tell you what they charge per pier, per anchor or per square foot, and put that in writing.

How much does a structural engineer cost in Colorado Springs?

A standard foundation evaluation in Colorado usually costs about $300 to $800, with bigger instrumented inspections running higher. As one local example, Arrow Home Inspections advertises a $500 full foundation evaluation with a repair cost estimate, reviewed and stamped by a separate firm, Noble Engineering. Not automatically. The cheapest quote is sometimes the right one, especially if it fixes the actual cause. Compare what each quote includes before you compare the totals. A low quote that skips drainage, the permit or the warranty can end up costing more once those are added back.
